When it comes to photographing your home for listing photos and viewings, presentation is incredibly important. Psychology plays a big role in a buyer’s decision making when it comes to buying a new home.

The following the suggestions (outlined below) have been proven to speed up the sale of your home as well as reduce haggling on asking price.
Tip 1 – Remove Clutter
The golden rule of home staging, be it for photos or viewings, is to declutter and declutter fanatically.
Either throw unnecessary things away or store them neatly out of sight. All floors and surfaces need to be free of anything that could be considered clutter. Cupboards should also be neatly organised – people will look inside them!
Tip 2 – Arrange Rooms for Show
Following the anti-clutter theme, the rooms of your house need to be made to look inviting. Cushions on sofas should be nicely plumped and neatly arranged. Rugs and carpets should be clean and free of scuffs, marks or abrasions. Walls should have nice artwork or photography hanging on them but be predominantly clear. Mirrors are always a nice addition as they give the illusion of increased space.
Ensure blinds and curtains are open to allow plenty if light into the rooms and make them feel welcoming. Make sure beds are made, rooms are bright and airy (or as bright and airy as they can be). Other staging that can make your house look homely are vases of fresh flowers or bowls of fruit add colour and a sense of the house being lived in.
Tip 3 – Cleanliness
Perhaps the biggest and most off-putting no-no of home staging is cleanliness. Dirty floors, walls, carpets, sides or worse – bathrooms – are always major turn-offs for prospective buyers.
The importance of making sure your home is impeccably clean cannot be understated. Few things will turn the nose of a potential buyer than a dirty toilet bowl.
